- Create and manage sales brochures and legal documents, ensuring full compliance with the Residential Properties (First-hand Sales) Ordinance.
- Conduct pricing research and market analysis to optimize project profitability and sales planning.
- Review and prepare essential sales documents, including tenders, price lists, pre-sale consents, DMC, and various conveyancing materials.
- Foster strong partnerships with leading property agencies, organizing project previews and briefings to enhance collaboration.
- Serve as the main point of contact for potential clients and property agents, addressing inquiries and ensuring exceptional service.
- Oversee the design of show flats and manage logistics for sales offices and client handover processes to ensure a seamless experience.
- Lead a dynamic sales team, ensuring smooth operations during flat handovers, defect rectifications, and post-sale services.
- Work closely with architects, legal teams, and consultants to align sales strategies with project development goals.
- Manage administrative processes, including OA system document processing and payment approvals.
- Perform residential market research, tracking trends and competitor movements to inform strategic decisions.
- Provide regular reports to senior management on sales performance, policy updates, and market shifts.
- Bachelor’s degree or higher.
- Over 8 years of experience in a middle management role within real estate sales, preferably with large local developers or renowned real estate firms in Hong Kong.
- In-depth knowledge of the Residential Properties (First-hand Sales) Ordinance and related regulations, along with an understanding of the real estate development cycle and sales processes.
- Ability to independently prepare sales analysis reports and project proposals.
- Strong understanding of the residential market, including trends and movements.
- Proficiency in data analysis tools such as Excel to support pricing strategies and sales plans.
- Excellent written communication skills in both Chinese and English.
- Exceptional cross-departmental coordination abilities, high execution capability, and strong interpersonal skills.
- Self-motivated and possess strong negotiation and organizational skills.

- Ability to thrive in a high-pressure environment while maintaining efficiency.
- Willingness to work on weekends and public holidays as necessary.
